Design West Engineering provided comprehensive mechanical, plumbing, and electrical design and construction administration for the Kensington Redondo Beach project, encompassing new construction of 96 units within an 80,000-square-foot, 2-story wood-framed facility, alongside a 2,600-square-foot Historic remodel. Add services included developing performance models to align with 2016 Title 24 requirements, aiming to offset prescriptive measures and minimize construction costs. We also executed revisions to floor plans, accommodating changes such as relocating the Cinema and Physical Therapy rooms, as well as adjusting plumbing layouts to accommodate Janitor sinks and kitchen relocations. Mechanical revisions involved ductwork adjustments and fan selection to integrate Janitor closets effectively. Additionally, electrical circuiting was revised twice to reflect lighting adjustments by the interior design team. Our services extended to revising electrical and plumbing floor plans for the Office Building in alignment with updated layouts, while also reworking loads and revising Title 24 compliance to reflect these alterations.
